Real Estate Transactions - Health Plan Organization Inks Big Lease Near Galleria

Community Health Choice Texas, a nonprofit managed care organization, signed a new 82,706-square-foot lease for four floors at Loop Central I. The deal was the largest of several leases totaling 110,050 square feet at Loop Central, a three-building office campus owned by Houston-based Griffin Partners inside Loop 610 West, south of Westpark. Doug Little, Kelli Gault, Jack Scharnberg and David Baker of Transwestern Real Estate Services represented the landlord. David Boyd of Boyd Commercial and Lucian Bukowski of CBRE represented the tenant. Loop Central underwent renovations in 2020, including an upgraded fitness center, tenant lounge, conference facility and multiple indoor and outdoor seating options. The new leases lifted occupancy of the 575,000-square-foot campus by 16 percent.

White Fleet Abandonment, an affiliate of Arena Energy, leased a full floor, totaling 25,810 square feet, at 2107 Research Forest Drive for expansion of its offices in Lake Front North at Hughes Landing in The Woodlands. Established in 2020, White Fleet Abandonment is a group of companies providing expertise to oil and gas operators in the Gulf of Mexico. Josh Cheatham of Newcor Commercial Real Estate represented the tenant. The Howard Hughes Corp., the landlord, was represented by Robert Parsley, Norman Munoz and Jillian Fredericks of Colliers.

Étoile Academy, a tuition-free public charter school founded by Kayleigh Colombero to support underserved communities in southwest Houston, is expanding. Lesa Nickelson French of Savills represented Étoile in its real estate plan. The school has expanded to 53,550 square feet at 6648 Hornwood Drive and acquired a 45,000-square-foot former church property at 9754 Bissonnet for its second campus. Planned to open in August, the new campus is eventually expected to serve 800 to 900 students.

Houston-based Midway was tapped to handle property management services for Avenue Grove, a 270-unit apartment midrise at 3815 Eastside next to Levy Park. Opened in 2015, the property has a 10,000-square-foot rooftop terrace with a sundeck and pool, a fitness center, a business center and concierge services. Midway developed and previously managed Kirby Grove, the mixed-use district including Avenue Grove, Kirby Grove Office Tower and Levy Park, in collaboration with Upper Kirby Management District.

Stream Realty Partners completed the development of Raceway Northwest Distribution Center, a 156,500-square-foot speculative industrial project at 9707 Fairbanks North Houston Road in northwest Houston. Jeremy Lumbreras and Boone Smith of Stream oversee leasing efforts for the building, which is near Amazon, Home Depot, UPS and Target. The front-load distribution center has 36-foot clear height, 25 dock-high doors and 109 vehicle and 22 trailer parking spaces and provides access to the Sam Houston Tollway, Texas 249 and U.S. 290.

CLGS MSO Inc. acquired an 8,500-square-foot office building at 7627 W. Grand Parkway South, Richmond, from ALLE8 LMC2. Brad LyBrand, Glenn Dickerson and Ashley Strickland of NewQuest Properties represented the seller. Andy Sowell of Boyd Commercial represented the buyer.

Fidencio Macias acquired a 60,000-square-foot office building at 11947 North Freeway in Greenspoint. John Nguyen of NewQuest Properties represented the seller, Contender Two LLC. Albi Neziri of Texas Advantage Realty represented the buyer. The building is 30 percent leased.

Coral Sea Holdco purchased a 25,000-square-foot industrial building at 1950 S. Starpoint Drive in the Central Green Business Park. Wes Cole of Rubicon Representation represented the buyer. John Hornbuckle of Cypressbrook Co. represented the owner, LuAnn Houston Properties.

Hugo’s restaurant, at 1600 Westheimer in Montrose, unveiled the Zoila Room, a private dining room available for events. Named for the mother of chefs Hugo Ortega and Ruben Ortega, the room fits 80 for seated events and 100 for standing receptions. The modern design is inspired by the colors and traditions of Mexico, where the chefs were born and raised. Hugo’s is part of H Town Restaurant Group.

Printer Active renewed a 7,250-square-foot lease at 500 Century Plaza Drive in north Houston. William Alcorn and Andrew Bischoff of Finial Group represented the landlord, Pin Oak REIF.
